Seller's Check List
 

As your agent I will be:
  • Marketing your property  

  • Negotiating the listing agreement 

  • Pricing your property  

  • Handling showings and open houses until sold 

  • Advising you, the seller, on necessary repairs or improvements to your home

1. Examine comparable sales  (also referred to as "Comps")

2. Determine the list price according to fair market value

  • Review Estimated Net Sheet (Transaction Fees vs. Net Sales Proceeds)

 

3. *Sign listing agreement  & disclosures to establish Agent-client relationship

 

4. Prepare Property For Sale

  • Declutter / Pack all personal items 
  • Schedule any pre-sale inspections 
  • Complete repairs 
  • Stage (optional)
  • Paint
  • Professional marketing photos
  • Consider curb appeal

 

5. Review & approve marketing 

 

6. Establish Showing Days & Times for Open Houses!

(Plan to be gone for agreed times)

 

7. Review, sign & return escrow documents

 (Notary Needed)

 

8. Buyer Offers:

          Review, accept, counter or choose a backup offer

 

9. Review buyer's request for repairs

Buyer to Remove Contingencies including:

  • Home Inspection
  • Appraisal
  • Loan Approval

 

10. Start Packing! 

 

11. Prepare your buyer's welcome pack including any:

  • Keys
  • Remotes
  • Warrantees
  • Special Instructions

 

12. Confirm closing and city recording
